This end to end design and build loft conversion project by LCCL construction in Borehamwood was completed efficiently and to a high standard. We produced all relevant documents ready for construction of the loft conversion. The clients contacted us because they needed an extra bedroom to provide more space in their family home, to accommodate the needs of their growing family. First one of our architectural designers completed a site measured survey in order to produce proposed vs existing architectural designs. Like most lofts this fell within the homeowner's permitted development rights, to obtain the go ahead from the council takes a short while and the actual application is little bit simpler than a full planning application.It is always good to have a certificate of lawful development as this legal document can protect you in case someone raises a concern or for the purposes of selling the property. We also produced structural drawings and party wall agreements for the homeowner.
Design of the project was tailored to deliver extra space for a growing family and the best option is the loft conversion. Loft conversions have a speedy delivery, loft conversions can be designed and built in a relatively short period of time with most being completed within 4 to 6 weeks.
The first stage of the loft conversion project involved building a temporary roof out of scaffolding "called a tin roof" to protect the internal spaces from rain and wind, to allow continued work on site and eliminate the risk of bad weather preventing work progressing. Thereafter we were able to start taking the rear roof off and supporting the front roof to accommodate the loft conversion.
The loft conversion itself consists of a generous new master bedroom as you can see in the pictures below and a large shower room.
To finish off the project we added a 10 year structural guarantee and a 12 months workmanship guarantee for assurances.

The new bathroom space was built to accommodate the loft conversion. The walls are half tiled and half plastered and floor tiles with a shower tray to accommodate the shower, taps and toilet, there is a standard PVCu window with privacy glass.
The Loft Conversion has a large double room as seen on the photo above and en-suite to increase the number of bathrooms in the home.. This loft conversion comes with built in wardrobes and plenty of storage underneath the 2 Velux windows. The spot lights are low profile LED lights on dim-able switches and there are enough double sockets. All the doors are fire rated FD30 and the smoke alarms have been installed on all the floors. As follows there are more photos of the loft space. The clients were very happy with the results their home has increased from 3 bedrooms 1.5 bathrooms to 4 bedrooms 2.5 bathrooms in a sort space of time.
