This wonderful period house in Muswell Hill had so much potential and we were really excited that our clients trusted us to help them in teh process of unlocking it all. The first step was to produce architecture drawings, most lofts and house extensions are within permitted development but this house is within a conservation area so was subject to planning permission. To obtain the go ahead from the council takes a a little while longer than a standard application as certain criteria have to be met to make certain the proposed development complies with the local council's regulations. We are experienced at dealing with these matters so were able to achieve a positive outcome that the homeowner was happy with. Once planning permission was granted structural drawings and party wall agreements were produced. We then did a building control notice so that everything was in place for the build to commence.
External space at the front of the property was very limited and parking on the road is also pretty limited so we made sure to be very mindful of how deliveries and carting away of building waste from the project was managed in order to mitigate the disruption to the neighbours as much as practicably possible. To do this our procurement Project Manager worked closely with our regular suppliers to ensure that deliveries were sensibly spaced out this enabled our onsite team to deal with the flow of required materials in a timely fashion, keeping the area clear.
The house extension included structural alterations in order to create the open plan kitchen that you can see. New roofs were built and sjy lights added. The new kitchen was chosen by the client and installed by LCCL construction.
To finish off the project we added a 10 year structural guarantee and a 12 months workmanship guarantee for assurances.
Quality of Finish: High End
We supplied and installed all the materials required to create the new spaces, the bricks were carefully matched to the existing yellow London Stock bricks. Kitchens, flooring, windows and bathrooms were supplied by client, but we included the installations.
The wraparound house extension that is based in Muswell Hill, N10, North London has a matt black custom made L shape kitchen with open open plan dining. The wraparound house extension on the side has skylights aswell as to the rear to allow maximum light. Looking into the garden there is a fully glazed wall comprising of 2 opening crittall doors and static side panels. There are integrated LED spotlights and kitchen appliances. The kitchen has rose gold finishing accents and herringbone tiled splash back. The floors are engineered wood floors finished off with light grey skirting.
The Loft Conversion has a large double room and en-suite with French Doors. This loft conversion comes with build in storage underneath the Velux windows that are at the front of loft conversion. All the doors are fire rated FD30 and the smoke alarms have been installed on all the floors.
